This review has a zero rating - The owner put the phone down on my ear when trying to express my frustration with the service received, and as if that was bad enough she blocked me. So I could not phone her or send her any texts. NEVER HAVE I EVER EXPERIENCED SUCH. I booked 2 rooms to stay with them for 6 nights and this quickly became a nightmare. I have been to this Guesthouse since June of 2024, every time I visit Lesotho this has been my default. Since then whenever I'm there and there are service issues I would report them and be hopeful they would be resolved. There was no WIFI connection in my room - this has been reported to them since my first visit and every time they promise they will resolve this it never happens. I see one of the guests reviews stating the same 4 months ago and the guesthouse responded they will resolve and didn't. My room aircon was not working, I reported this and was given a fan as a temporary measure, nothing done with regards to the aircon. The fan was loud :-( you can imagine On the first night my son's room had no water to the toilet. It was night no staff there to sort this out. Morning breakfast the same food daily, the manager hovers around telling you at a buffet breakfast how much one should eat. Since the WIFI is moved between floors, if it's upstairs people downstairs do not have connection. When the children wanted to seat downstairs for connections on two occasions they were chased away under the pretense that they wanted to clean. The shower head in one of the bathrooms was not working, reported this to the manager (daughter of the owner) she simply shrugged her shoulders and said the head of the shower needs to be fastened and offered no other alternative to the problem. The one day we were preparing to go to a wedding and the bride used the place to get ready. As we were waiting in the dining room area for the bride, again the manager asked rudely when are we leaving she wants to clean the area. During the day when my son went back to change, the security guards who received my family on the 26th refused him entry, stating that he received instructions from the manager to not let us in. Note my son is in a foreign country and if he had not managed to reach me telephonically I don't know what would have happened. When I came back from the wedding the security guard was following me everywhere I went, as if I was there to steal. Same one who locked my son out during the day. When I got back to my room, house keeping had cleaned my room but to my surprise they had been in the wardrobe and moved my personal things around. My things were moved around and things were not where I left them, why did they do this remains a surprise. I checked out of the establishment Sunday morning following this ordeal and was promised the owner will revert back to me regarding my refund since I had 3 more nights that I had booked for. When I went back for my feedback on the refund as per conversation with the owner earlier the Sunday morning, the security guard refused me entry and said that was the owner's instruction was that they should not let me in. I had to wait at the gate that morning until the manager came and she also reiterated that I was not allowed in the premises. I explained that I need to leave for SA and need to understand what the way forward is with regards to my refund. She said that she had nothing to say to me. The owner said the rooms were blocked out to me hence they could not refund me. I asked to see their guest book so that I can see that no one was ever booked in my rooms since I left. I LEFT CAUSE OF THEIR TREATMENT and they continued to show me worse. I was never told of a refund policy and when I asked the receptionist and manager as she has also checked me in before, if they have ever told me of this they could not answer. THEY CARE NOT ABOUT CUSTOMER SERVICE. Or they took my kind nature for stupidity from the interactions we have had in my previous visits with them. I'm very disappointed and will be putting this review on all their websites.

This place is not really worth the price you paying for it. Booking procedure very frustrating ,communication with customers is so unprofessional, delay to respond on WhatsApp which they prefer as method of communication once you call them . Room are neat yes, but hospitality is very bad in this place, NO alcohol served in the premises as advertised, Dinner not available at 8pm while closing time is 22h00pm? Soft drinks menu very limited, we were forced t drive to the nearest Filing station to get Energy drinks, tonic water and appletizer? Their Breakfast also sucks as it served Cold ,with Eggs and bacon over-Cooked.And their eating area is Very Cold during winter season,no heater or aircon for the Room temperature. Management in this place really takes the customer's for granted. I would definitely Not recommend this place to any of my peers!

The place is clean, staff is friendly and they had a variety of breakfast for the 3 days we were there. The WiFi is very weak so I suggest you get your own sim and data. It was easy to find as well on the Google Maps. I would recommend it

Royal Spring is a clean petit and lovely place for stay. Though the rooms are small, they are neat and modern enough. The waiters are kind and make you feel at home. You are sure to enjoy your stay in this Guest House. I recommend it to anyone who is looking for a night stay while in Butha Buthe.

We stayed at Royal Spring Guest House on our way from Maseru to Afriski. We were blown away...what a gem! The rooms are well appointed with crisp, fresh, clean linen and towels. The decor and curtains are well chosen. Safe parking available. The owner Selloane and the rest of the staff are extremely friendly, helpfull and accommodating! This establishment comes highly recommended.
